Located between Cancun and Playa del Carmen is Puerto Morelos, a picturesque fishing and artisan village that preserves the authentic soul of the Mexican Caribbean. On the other hand, larger or more exclusive projects that include larger properties or with privileged locations have average values ​​between 200 thousand and 300 thousand USD, depending on the available facilities and the focus of the development.

According to the ILovePM portal, which brings together the most important information about Puerto Morelos, the hotel and commercial sector is also expanding, with the opening of new boutique hotels and the strengthening of initiatives such as the "Blue Flag" certification, which guarantees clean and safe beaches.

According to the Institute of Statistics and Geography of Quintana Roo, Puerto Morelos has experienced an increase in real estate investment of more than 35% annually, becoming one of the most attractive destinations for residential and commercial developments in the Riviera Maya, offering an average annual return of between 8 and 12%; and they are attracted by the cost of living, which is 30% lower than in major cities such as Mexico City or
Monterrey.

The second largest coral reef in the world
Puerto Morelos is the gateway to the Mesoamerican Reef, the second largest coral reef system in the world, surpassed only by Australia's Great Barrier Reef. Located just three minutes from the coast, it is ideal for snorkelling and diving. With more than 50 species of coral and 500 species of fish, it is a key ecosystem that underlines the destination's commitment to sustainable tourism. The Cenote Route, the must-see in the area
Located just a few kilometers from Puerto Morelos, it is a 35-kilometer route that houses more than 60 cenotes, making it one of the largest concentrations of these natural formations on the Yucatan Peninsula. It offers everything from swimming in crystal-clear waters and cave diving to activities like zip-lining, cycling, and ecological hiking, all in an environment surrounded by lush tropical jungle.

Likewise, the arrival of the Maya Train is another key factor in the development of Puerto Morelos, as it houses two strategic stations on the same Ruta de los Cenotes, which are the first after the Cancun International Airport station.
