Mabrian launches a tool to monitor the supply of tourist accommodation in destinations

This new solution uses the capabilities of Big Data and artificial intelligence to map the supply of tourist housing, focusing on three aspects: measuring the total real supply in a destination, identifying the supply that does not comply with established standards or regulations, and identifying landlords to resolve these incidents

Mabrian, the global tourism intelligence platform, announces the launch of a new tool for monitoring and controlling tourist accommodations. This solution allows for comprehensive and detailed monitoring and analysis of the available supply of this type of accommodation in a destination, providing key information for its management, including, among other things, location, capacity and category of properties, license status, and the quality of the offering—critical data for decision-making by tourism and urban planning authorities.

Ibiza is the first destination to implement the expanded capabilities offered by this tool, starting in May 2024, cross-referencing tourism intelligence with data from official sources to automate the detection of unregulated tourist rentals. In fact, this is one of the most important tools used by the Office for the Fight against Intrusion to fulfill its mission, "which is to combat the supply of illegal tourist housing, a priority for the island government," as Mariano Juan, Vice President of the Ibiza Council and Councilor, emphasizes.

Ibiza thus becomes a pioneering destination in implementing data intelligence in the operations and administrative procedures behind the management and control of tourist accommodation. As the representative of the Consell de Ibiza points out, "this resource has been instrumental in promoting the Roundtable against Intrusion," a body comprised of the island's administrations, the Balearic Government, tourism employers' associations and unions, as well as the main tourist rental platforms, "which firmly support this commitment to strengthening the regulated, quality accommodation offering in Ibiza."

“Tourist accommodation complements the destination's accommodation offering, diversifies traveler segments and categories, and boosts local economies. Therefore, these options should not be abandoned. However, they must comply with the standards and regulations necessary to ensure a structured, high-quality offering,” notes Cendra. This solution facilitates the operational management of tourist accommodation offerings, not only by pursuing potential violations but also by promoting territorial balance and quality standards.

Data intelligence, a bridge between tourism and urban planning

This new service, which expands Mabrian's analytical capabilities, provides constantly updated operational information. It can also integrate official records of tourist accommodation licenses in a destination to compare units and capacity, location, and licenses of listings available on major online portals, including Airbnb, Booking.com, and TripAdvisor.

Furthermore, it allows for filtering properties that incur in violations based on four types of noncompliance and identifying under-supplied or unregulated accommodation options. This not only facilitates traceability but also accelerates the implementation of current regulations, building bridges between tourism and urban planning authorities.

The dashboard provides additional layers of analysis, including filters to sort listings by type (up to 53 categories), create host and landlord profiles by identifying the number of properties they manage, determine listing age, and analyze guest sentiment and satisfaction with the service.

This new Mabrian tool is constantly evolving with the aim of continuing to provide local, regional, and national administrations with operational tools to monitor the supply of tourist accommodation. In subsequent developments, it will integrate the official registry of vacation rental licenses unified nationwide, which will be implemented starting in July of this year. It will also add other data layers that will allow for a deeper understanding of the various areas of management of this type of accommodation. Processes will be automated to facilitate monitoring, and analysis models based on sustainable management criteria will be considered.
